Square footage and, above all, the number of bathrooms and kitchens. Bathrooms and kitchens take the most time, so a 2-bedroom with 2 bathrooms costs more than one with a single bathroom.

When the home was last professionally cleaned matters most. Built-up grease, limescale, soap scum or heavy dust can double the time needed compared with a home that is cleaned regularly.
